Checklist: Required Documents for Credit Application

Good Preparation = The Best Possible Conditions

 

A well-prepared credit application will help you to receive the best possible terms for your loan agreement. This checklist is meant to help you when preparing the required documents.

 

1. Personal Data

 

  • Personal ID (passport, ID card, driver’s license)
  • Current certificate of registration

 

2. Proof of Income

 

2.1. Income as an Employee

 

  • Last six pay slips
  • Optional: last annual pay slip (if you receive additional payments annually, e.g. commissions)
  • Optional: Excerpt from your insurance information in case of parental leave

 

2.2. Income from Self-employed Occupation or Other Relevant Additional Income

 

  • Economic figures of the past three years
    If possible, the complete tax declaration with all details
  • Balance sheet for the last complete financial year as well as for the current financial year
  • Current bank balance or a tax clearance certificate from the tax office
  • Current bank balance or a clearance certificate from the SVS
  • Optionally: If there are employees, a current account balance or a clearance certificate from the ÖGKS

 

2.3. Parental Leave and Children

 

  • Last six pay slips before the child leave
  • Proof of child benefit
  • Proof of family allowance

 

2.4. Existing Assets

 

  • Current balance of all existing accounts (screenshot e-banking)
  • Information on existing real estate property

2.5. Existing Credit Agreements

 

  • Last bank statement as well as the original credit agreement for each loan or leasing contract

 

Information on the Property that is to be Financed

 

  • Property information (e.g. exposé and further details)
  • Submission plan, flat plan
  • Excerpt from the respective entry in the land register (for existing property)
  • Optional for owner-occupied apartments: utility value assessment (if the flat was built earlier than 2006)
  • Renovation costs, cost estimates, building permit etc
  • Contract of sale or Transfer Deed

 

If it is a new build property, not all documents will be available yet. Please simply send us the documents that already are in your possession. The remaining documents can be submitted at a later point.
